Como Residences

Como Residences is a luxurious residential tower located in Dubai's Palm Jumeirah, developed by Nakheel and designed by BPA Architects. This architectural marvel features a curved glazed curtain wall and curved aluminium cladding, emphasizing its elegant, free-form façades. Offering unparalleled views and world-class amenities, Como Residences redefines urban living in one of Dubai's most iconic locations.


In this project, Eumada's role encompassed façade, façade access, sustainability, and acoustic consultancy from concept to construction. Façade scope covered early design through to detailed design, tender documentation, mock-up and testing review, and construction supervision, with geometry rationalisation resolving the tower's complex curved forms for construction efficiency. Sustainability services included solar radiation and solar incidence studies — assessing balcony shading performance and broader environmental impact — alongside building code compliance advisory. Acoustic consultancy encompassed environmental noise surveys, architectural acoustics, building services acoustics, and building envelope acoustic design, also carried through to construction supervision. This multidisciplinary approach ensured seamless alignment between architectural ambition, environmental performance, acoustic comfort, and construction feasibility.

One B Tower

One B Tower, developed by Al Wasl and designed by UNStudio and SIE Architects, stands as a model of sustainability and craftsmanship. The exceptional design features modular elements, showcasing innovative and efficient construction techniques. Each detail reflects the singularity and precision that define the tower, highlighting a commitment to excellence and sustainable living.

Eumada delivered integrated consultancy across façade engineering, façade access, and sustainability for this project. Façade scope spanned early design through to detailed design, tender, and construction documentation, supported by advanced modelling including BIM prototyping. On the sustainability side, a comprehensive suite of building physics studies was undertaken — encompassing daylight and glare studies, solar radiation and shading analysis, photovoltaics integration and optimisation, indoor and outdoor thermal comfort analysis, micro-climate studies, and energy modelling — alongside Dubai Building Code compliance advisory.

Royal Arts Complex

The Royal Arts Complex, designed by RBTA and developed by the King Salman Park Foundation in partnership with the Ministry of Culture, is a landmark of architectural innovation characterised by bold geometries and deep cultural significance. The development integrates intricate forms and bespoke façade solutions, reflecting a seamless union of design ambition and engineering precision.


Eumada's multidisciplinary scope encompassed façade engineering, specialist structural validation, and façade access strategy across early design, detailed design, and construction documentation phases. Geometry rationalisation and panelisation strategies resolved the project's complex forms, while tailored solutions — including large-format and multi-layered glass systems — were developed through parametric studies. Specialist façade access strategies ensured constructibility, long-term maintainability, and operational practicality without compromise to the architectural vision.

Karachi Tech City

Karachi Tech City, developed by TPL Holdings and designed by Squire & Partners, features a distinctive mid-rise architectural expression with circular towers and dynamic façade elements. The design integrates shaded façades with vertical louvers, addressing both aesthetic aspirations and environmental performance.


Eumada provided comprehensive façade consultancy, including early design input, detailed design, and construction documentation. Advanced comparative studies between double-skin and louvred façade solutions optimised thermal comfort and solar control, while structural engineering addressed the unique demands of the façade geometry and integrated shading devices. A strategic BMU integration resolved access complexities, ensuring long-term maintainability without compromising design integrity — balancing prefabrication efficiency, technical performance, and operational practicality.

SHA Wellness Island

SHA Wellness Island, developed by Imkan and designed by SIE Architects, is the world's first healthy living island — an embodiment of sustainability and wellness. Located in Al Jurf, halfway between Dubai and Abu Dhabi, the project delivers an elegant and holistic living experience centred on a harmonious, health-conscious environment.


Eumada's scope spanned façade engineering, façade access, and acoustic consultancy across all assets — including the SHA hotel, residence apartments, villa residences, hotel villas, and pavilions. Working in close collaboration with the design team, Eumada ensured regulatory compliance, developed high-performance façade systems, and delivered acoustic comfort integral to the wellness vision of the development.

St. Regis Residences

St. Regis Residences, developed by Driven Properties and designed by XBD, is a 60-storey tower in Downtown Dubai offering stunning views of Burj Khalifa and the Dubai Canal. The tower's 232 residences draw inspiration from traditional areesh houses, ghaf trees, falaj systems, pearl diving, and Arabian coffee culture — weaving UAE heritage into a contemporary luxury address.

Eumada delivered multidisciplinary consultancy encompassing façade engineering and acoustics. Façade scope covered detailed design, tender, and construction documentation. Acoustic consultancy spanned environmental noise surveys, architectural acoustics, building services acoustics, and building envelope acoustic design — ensuring the tower meets the exacting acoustic standards expected of a St. Regis residential offering.

Terrazzo Residences

Terrazzo Residences, developed by Taraf and designed by RMJM, offers luxurious living in Jumeirah Village Circle across 240 one- to three-bedroom apartments in two low-rise buildings.

Eumada's consultancy covered façade engineering and façade access, spanning early design through to detailed design, tender, and construction documentation. Working closely with the project architects, Eumada optimised the façade systems for aesthetic appeal, functionality, and long-term maintainability — delivering a solution that upholds architectural integrity and operational efficiency.

Cello Residences

Cello Residences, developed by Taraf and designed by RMJM, is a high/rise residential community containing 387 apartments distributed across two towering structures. 


Eumada provided integrated consultancy across façade engineering, façade access, and acoustics, spanning early design through to detailed design, tender, and construction documentation. In close collaboration with the architects, Eumada engineered sophisticated façade systems balancing aesthetic quality and performance. Acoustic consultancy encompassed environmental noise surveys, architectural acoustics, building services acoustics, and building envelope acoustic design — ensuring every element of the development met rigorous standards of comfort and functionality.

Luxury Villas

Portofino Villas (Damac) and MMR Beach Villa (Azure Properties), both designed by XBD, represent the fine end of residential design, where sculptural ambition meets the precision demands of bespoke construction.

Eumada delivered integrated façade engineering consultancy across both projects, navigating the challenges inherent in high-end, geometry-driven residential design. Advanced modelling underpinned geometry rationalisation on both developments, resolving complex curved forms and wraparound balconies to ensure performance, constructibility, and occupant comfort from early design through to construction documentation. On MMR Beach Villa, this scope extended to geometry setting-out advisory and specialist structural engineering, addressing the additional complexity of the project's architectural expression.
